Rental Rates in West Norwood/Gipsy Hill?

I know this may seem fairly vague, but what would you say are fair rental rates on 1-bedroom flats, close to transport links, in the areas around West Norwood/Gipsy Hill?

I have been quoted between 850-1000 per month, depending on size, whether the place has a garden or not etc.

This is without additional costs (utilities etc.)

I'm interested as I will be buying in the area soon. I am buying somewhere both to live, but initially rent out as I will be spending most of 2013 abroad. I think now is a good time to buy as prices do seem to be creeping up, slowly but surely.

There are still some good deals to be had, and I think both Gipsy Hill and West Norwood are decent ares that seem to be improving.

Sounds about right for W. Norwood although £1000 sounds a bit steep for a 1 bed there. I had a look, because the 3-bed house we rent out is being rented for not a hell of a lot more than that!
Looking at the site of agent we use, you could get something for less than £850. ok somethings, I think, but one can't really tell without looking properly.

Yeah, I thought £1000 sounded pricey.

Then again I've been looking at places with gardens, so that may have pushed their estimate up a little.

Also, just browsing on different sites there seem to be a lot of similar 1-bedroom places with similar price range, so I guess there is a market out there, and apparently 1 bedrooms go quite quickly.

I think looking at around 850-900 is probably more realistic. I'm just looking for enough to cover the mortgage initially!

Just to add - I've been looking at places on Gipsy Road, Thornlaw Road, Wolfington Road, Broxholm Road, Harold Road...

All are under 10 minutes walk or so from a rail station.
