Hi there,

We are looking for a 3 bedroom house with garden in the Crystal Palace area.

We are not part of an ongoing chain so are ready to go should we find the right place.

Our budget is £350,000 max.

Thanks

Celena

Try SE25 down the hill - you will be pushed to get a 3 bed & garden in CP. 5 minute drive to CP & 20 minute walk.

Try SE20, Penge. You will be surprised what you can get with that budget!

And if you're worried about schools in Penge, Harris are taking over Royston primary. It's been in special measures, but will be on the up over the next few years. Plus it's a walk or 5 min bus ride back to the triangle.

That first one twinkle linked is literally across the road from the edge of SE19. Ten minute walk from the Triangle but a bit of a hike to any stations (Norwood Junction with its 12-minute London Bridge trains is just under a mile away - fine on the way there but an uphill slog on the way back).

Even better is the Alexandra Infants across the road from that - Outstanding according to Ofsted and my son went there and can only agree.
